Permit Inspections

Content

Inspections, carried out by Building Inspectors, Electrical Inspectors or Plumbing Inspectors, are required during various phases of a project. It is up to the permit holder to arrange for inspections. To book a building inspection, please call our 24 Hour Inspection Line. The cut-off time for next day inspections is 3:00 pm.  All inspection requests, including those left on the 24 Hour Inspection Line, must provide all of the following:

  • correct street address of the property to be inspected
  • type of inspection being requested
  • correct permit number for each type of permit (i.e. building, plumbing, gas and electrical)

Please be advised that no inspection will be registered and no inspection will take place if the above information is not provided.

Building Inspections

  • After the forms for footings and/or foundation walls are complete, all reinforcing steel for concrete is in place where required, after legal site survey has been completed, after engineers have conducted inspections, but prior to the placing of any concrete: (Inspections are called "Footings" and "Forms")
  • After backfill preliminary review of rough site grading including identification of future locations of any retaining walls, but prior to heavy equipment leaving site (call for: Lot Grading)
  • After the installation of under-slab fill, polyethylene vapour barrier, under-slab insulation where required, but prior to the pouring of concrete slabs; (call for: Slab/Poly)
  • After installation of roof and roofing, after installation of exterior windows and doors, but prior to covering exterior and completion of all other rough-ins; (call for : Sheathing)
  • After framing and sheathing of the building are complete, and the engineered roof trusses have been reviewed, specialty building component such as engineered beams or lintels have been approved and ensuring fire-stopping, integrity, bracing, chimneys, and fireplaces, and all rough-in plumbing, gas, electrical, sprinkler work have been inspected and passed, but prior to insulation installation, lath or other interior or exterior finish is applied which would conceal such construction; (call for: Framing)
  • After insulation and vapour barriers have been installed, but prior to interior finishing; (call for: Insulation)
  • Exterior cladding inspections will be performed when the finish is stucco, the paper, wire and flashing must be approved prior to applying the base stucco/scratch coat, and subsequent thickness of the stucco application must be verified; (call for: Stucco Wire / Stucco Scratch) (Cultured Stone Strapping) (this area to be expanded in scope in near future)
  • After the building has been completed, including site grading, heating ventilation equipment, cooking facilities, security components, smoke detectors, exterior doors, hand/guards rails (exterior and interior), decks or balconies etc. and all Schedule C-B's (Structural, Geotechnical & Sprinkler) are submitted but prior to occupying any portion of the building, the final building inspection must be performed. (call for: Final Building and if new house construction, also call for: Yards Inspection)
  • ** Retaining walls - any retaining wall over 18" requires a permit and 3' and over needs to be engineered. Retaining wall permit needs to be completed prior to calling for final inspection

Electrical/Low Voltage Inspections

  • After all underground electrical construction is complete, but prior to backfilling; (Underground Duct)
  • After electrical rough-in wiring but prior to framing; (Rough-in)
  • Separate low voltage electrical permits must also be issued for security, telephone, cable and inspections called; (Rough-in)
  • Electrical final inspection must be performed for both electrical permits prior to the final building inspection; (Final Electrical)

Electrical Contractor Authorization Forms must be faxed to the Building Department for all electrical inspections. No declaration is required for homeowner electrical permit inspections which are to be booked through the 24 hour Inspection Line.

Gas Inspections

  • After all underground gas construction is complete, place air test on gas line and call for inspection prior to back filling trench; (call for: Underground Gas)
  • After heating duct installations, gas venting installations but prior to framing; (call for: B-Vent, F/P B-Vent, Rough-in Gas)
  • Gas final inspection must be performed prior to the final building inspection; (call for: Gas Final)

Gas Contractor Authorization Forms must be faxed to the Building Department for all gas inspections. No declaration is required for homeowner gas permit inspections which are to be booked through the 24 hour Inspection Line.

Plumbing Inspections

  • After the installation of foundation drains, damp proofing and drain rock, sanitary sewer lines, storm sewer lines, water lines, sumps, is complete, but prior to the backfilling of foundations; (call for: Services)
  • After all under slab plumbing construction is complete, but prior to back filling; (call for: Underground Plumbing)
  • After the installation of in slab radiant heat piping where required, but prior to the pouring of concrete slabs; (cal for: Radiant Heat)
  • After plumbing rough-in, bur prior to framing inspection; (call for: Water pipe, Tubs & Traps, Plumbing Rough-in (DWV))
  • Plumbing final inspection must be performed prior to the final building inspection; (call for: Final Plumbing)

All pipe inspections are to include a water test that has been in place for 24 hours, gravity water test for DWV and 200 lbs test for lines under pressure.

Sprinkler Inspections

  • After all piping and heads installed, but prior to framing inspection. (call for: Sprinkler Rough-in)
  • Sprinkler final inspection must be performed prior to the final building inspection; (call for: Sprinkler Final)

All pipe inspections are to include a water test that has been in place for 24 hours, gravity water test for DWV and 200 lbs test for lines under pressure.
